Greater Miami & Miami Beach’s hotel scene is constantly evolving. There are plenty of reasons to be excited about a slew of new hotel openings as well as major renovations, updates and transformations to some of the destination’s most-beloved properties. We have all the intel when it comes to the newest and most highly anticipated openings.

New Hotels Open Now

The Hotel at The Moore

Crowning the top floor of the historic Moore building, The Hotel at The Moore debuted in December 2024 as the first ultra-boutique hotel in the Miami Design District. Developed by the pioneering Craig Robins, it’s an ode to high design featuring just 13 plush suites and a private club and workspace on the lower floors. The Moore building is also home to Elastika, a restaurant named for the mind-bending Zaha Hadid sculpture extending across the atrium. It’s helmed by chef Joe Anthony and dishes up sophisticated Florida-inspired fare in a stylish setting.

Moxy Miami Wynwood

In November 2024, Moxy, Marriott’s playful lifestyle brand, debuted the Moxy Miami Wynwood in Wynwood, its second Miami hotel as a follow up to its South Beach hotel, which arrived in 2021. Guests can enjoy vibrant social spaces, a fitness center, a buzzy bar and smartly designed rooms that play up the neighborhood’s spirit as a destination for street art and creativity, particularly graffiti-inspired art. Upon check-in, you’ll be greeted with a complimentary cocktail at Bar Moxy, and the friendly staff will happily recommend their favorite neighborhood spots.

New Openings Slated for 2025

Andaz Miami Beach

The Confidante Miami Beach (formerly The Thompson) will soon transform into Andaz Miami Beach. The luxurious Hyatt hotel will welcome back guests to the historic Mid Beach location in March 2025. Look forward to newly designed guest rooms in plush finishes and neutral tones with splashes of pink and turquoise, a newly designed lobby in a similar design scheme, and a chic, elevated poolscape. There will also be a spa and a new restaurant by celebrity chef José Andrés.

Thompson Miami Beach

The Thompson Miami Beach is making a comeback, newly built in the heart of South Beach on the corner of Washington Avenue and 17th Street near the foot of Lincoln Road. It will feature an eye-catching rippling façade by French architect Rudy Ricciotti. Developed by Finvarb Group and part of Hyatt, the 150-room hotel will boast sumptuous interiors by the internationally acclaimed designer Gulla Jónsdóttir, with guest rooms decorated in plush jewel tones and floor-to-ceiling windows. There will also be a rooftop pool and the chic Vilebrequin La Plage restaurant. It’s slated for completion by June 2025.

The Sunny

The Sunny will be a breath of fresh air in Sunny Isles Beach when it debuts later in 2025. Taking over the space long occupied by the Newport Beachside Hotel & Resort, this completely redesigned resort will boast a brand-new oceanfront poolscape with sunshine yellow-striped lounges and umbrellas. The Sunny will feature seven unique restaurants, from fast-casual to fine dining, plus spacious modern guest rooms. Situated just north of the famed Newport Fishing Pier, it will offer a true destination resort experience.

Dream Hotel

Anchoring the forthcoming Riverside Wharf development, the Dream Hotel is slated for completion in 2025. A feat of modern architecture, the 165-room hotel’s façade has a futuristic nautical motif. Situated on a bend in the Miami River just west of Downtown Miami, the hotel will feature a deepwater marina with direct access to the Intracoastal Waterway and the Atlantic Ocean, so guests can arrive by land or by sea. The mixed-use Riverside Wharf development will also be home to residences, multiple restaurants and bars, entertainment and a lovely waterfront promenade.

Treehouse Brickell

From Barry Sternlicht and the team behind the luxurious, eco-chic 1 Hotels, Treehouse Hotels is a new brand born from “ideas that inspire a child to build a treehouse." After Treehouse’s debut in London, their Brickell hotel is slated to open in 2025. With an emphasis on adventure, independence and cozy spaces that feel like home, Treehouse Brickell will be a shiny new build tower set on a beautifully landscaped park and boast panoramic skyline views.

A New Restaurant At The Setai Miami Beach

The Setai Miami Beach, the luxurious MICHELIN two-key hotel in South Beach, has a new high-end Asian fusion restaurant, Japón. Spanning 1,000 square feet indoors and out, the plush, jewel box-like dining room overlooks the hotel’s tranquil courtyard. Menu highlights include miso black cod butter lettuce cups, tuna pizza with truffle oil, chicken “Setai,” filet mignon skewers and Maine lobster.

Renovations Coming Soon

The Shelborne

An Art Deco grand dame on Collins Avenue, The Shelborne in Miami Beach is temporarily closed and undergoing a full renovation by Proper Hotels with plans to reopen in mid-2025. Guests will return to four brand-new restaurants and a fully reimagined property that pays homage to its original architecture by famed Miami Beach architects Morris Lapidus and Igor Polevitzky.

Hilton Miami Airport Blue Lagoon

The Hilton Miami Airport Blue Lagoon will undergo a multimillion dollar renovation beginning in June 2025. The hotel, near Miami International Airport, will feature 508 newly renovated guest rooms inspired by the destination’s multicultural vibrancy and the blue waters surrounding the lagoon. Accommodations will provide a relaxing escape with modern interiors, upgraded amenities and expansive views of the Miami skyline and the airport. Each guest room will feature beautiful wall coverings and contemporary furniture, headboards with built-in lighting and USB outlets, unique artwork, and enhanced lighting. The renovation will include a full revitalization of the ballrooms and meeting spaces and conclude with enhancements to the hotel’s iconic lobby, lobby bar and outdoor pool areas.
